01Pre-Approval
A real pre-approval tells you your range, makes your offer credible to a listing agent, and sets the rest of the file up to move fast.
02Loan Application
A defined document list, given to you once and up front, not drip-fed as a series of surprise requests.
03Underwriting
Your file is reviewed and conditions are cleared as they come in. You are told where the file stands, not left guessing.
04Closing
Documents are drawn and sent to the title company, and you sign.
Come Prepared
What underwriting will want.
Every file is different, but this is the usual shape of it. Cameron confirms your exact list at application.
Income
Recent pay stubs and W-2s, or business documentation if you are self-employed.
Assets
Statements for the accounts your down payment and reserves come from.
Identity
Government-issued ID, and your certificate of eligibility if you are using a VA loan.
Property
The contract and, once ordered, the appraisal and title work. On a build, the plans, budget and builder details.
